The Laurels – Nine-Dwelling Residential Development, Gloucestershire

The brief: Our client, a local business owner, approached Apex to explore the development potential of land adjoining their commercial premises. The site had historically been used as a builder’s yard and workshop, but much of it had been unused for several years. Located within a largely residential area, it presented a strong opportunity for sensitive redevelopment. The brief was to create a high-quality residential scheme that made the most of the available land while also allowing the client to retain one of the existing buildings for their ongoing business operations. Apex were appointed to handle the full design and planning process.
Key features:

Following a detailed feasibility study, Apex developed a scheme for nine new dwellings, each designed with traditional forms and simple, contemporary detailing. The approach reflects local character without replicating high-end Cotswold styling that would not have been appropriate for the location.

The houses were designed to be attractive, buildable and commercially realistic. Pitched roofs, balanced proportions and the careful use of materials help the new homes sit comfortably alongside the surrounding residential streets. The design also considered the revised site boundary required to retain one of the existing buildings for the client’s continued use.

Technical constraints were considered throughout the process.

The result is a consented residential development that unlocks the value of an underused site while supporting the client’s ongoing business needs.

With planning secured, the client is now considering whether to progress the development themselves or market the consented site for sale.
