A two-storey extension in the rural village of Llangrove, Herefordshire, has received full planning permission in just nine weeks—a swift turnaround that highlights the value of well-considered design and compliance with local policy.
Apex was appointed to manage the early design and planning stages of the project. The brief was to deliver a modest and cost-effective side extension that would enable multi-generational living, while remaining sensitive to the village surroundings.
Apex began by carrying out a full measured survey of the existing property and developing a series of design options. The final scheme was shaped not only by the client’s needs but also by the local planning framework, including policies set out in Herefordshire County Council’s guidelines and the Llangrove Neighbourhood Development Plan (NDP).
Thanks to careful alignment with these policies, the planning process ran smoothly. No objections were raised by either Herefordshire County Council or the Parish Council, and planning consent was awarded just nine weeks after the application was validated.
In his assessment, the planning officer praised the design, stating:
“The scale and design of the proposal is acceptable and would be in keeping with the surrounding properties. The proposals are set back from both the front and rear elevations and is below the existing ridge at its highest point, ensuring the proposals read as a subservient addition. The choice of materials relate to the main dwelling with brick base course and dark roof tiles. Although the render does not match the existing facing wall finish, it is not alien to the area, with a number of dwellings finished in this material, and is not considered to detrimentally impact the visual amenity of the area.”
With planning permission secured, the client, a Main contractor, is now moving ahead under a Building Notice and will complete the construction personally, working around his ongoing projects.
