We are delighted to share the news that planning and Listed Building Consent has been secured for the conversion of a Grade II listed barn into a residential dwelling in the Cotswolds Area of Outstanding Natural Beauty (AONB). This approval marks a significant milestone given the site’s complex planning history, heritage constraints, and proximity to a Grade I listed chapel.
With multiple failed applications in the past, we took a strategic approach—undertaking a Pre-Planning application with Tewkesbury Borough Council in collaboration with Zesta Planning. Through careful negotiation and design refinement, we developed a robust scheme that balanced contemporary living with the barn’s historic character.

The approved design includes a discreet contemporary extension positioned behind an existing flank wall, preserving key views. Internally, an open-plan layout ensures the volume and spatial integrity of the barn remain uncompromised. Minimal external landscaping changes further safeguard the setting of this important heritage asset.
The Council’s Planning Officer highlighted the scheme’s sensitivity, stating:
“The Conservation Officer identified the benefits of the proposal and outlined that the proposals have been subject to extensive consultation and are designed to conceal any changes to the building when viewed from the lane to the south.”
They also acknowledged that securing a viable use for the building would ensure its long-term conservation in line with the National Planning Policy Framework (NPPF), adding significant weight to the approval.
