The brief: To obtain planning & Listed Building consent for works for the extension to a Grade II Listed Building in Ross on Wye. To obtain Building Regulations approvals for the alterations and new build works and to take the project out to competitive tender to obtain prices for the works from main contractors on behalf of our client.
Key features:

Grade II Listed Property within the Conservation Area

Our role:

Planning and Listed Building services to assist in obtaining the consent required. A Design and Heritage statement was completed as part of the submission to provide clarity on the proposals. A sympathetic design meeting both the client and Conservation Officer’s requirements and satisfaction. The approved scheme addressed both the new extension and the internal works – all of which were subject to scrutiny from the Conservation Officer as these works were impacting the historical fabric of the property. Following the successful consents being awarded, we were appointed to provide a technical design package to permit Building Regulations approval to be granted. Finally, the project was taken out to competitive tender to local main contractors. The extension was adjacent to another historical property and the Party Wall Award was prepared by our Chartered Surveyor. The award ensured both parties were protected with regard to the proposed works.
