Two story home extension, Herefordshire

The brief: The client wished to extend their property with a modest and cost-effective two-storey side extension to accommodate multi-generational living. The property is located within the rural village of Llangrove, Herefordshire.

Apex was appointed to undertake a full measured survey to produce accurate floor plans and elevations of the existing property. A range of design options were developed and discussed, resulting in an agreed final scheme. Apex then submitted a planning application to Herefordshire County Council. The application process was smooth due to the design’s compliance with both HCC policies and the local Neighbourhood Development Plan (NDP).

There were no objections from either Herefordshire County Council or the Parish Council, leading to planning consent being granted just nine weeks after validation.

As part of the officer's review, the following was noted:

"The scale and design of the proposal is acceptable and would be in keeping with the surrounding properties. The proposals are set back from both the front and rear elevations and is below the existing ridge at its highest point, ensuring the proposals read as a subservient addition. The choice of materials relate to the main dwelling with brick base course and dark roof tiles. Although the render does not match the existing facing wall finish, it is not alien to the area, with a number of dwellings finished in this material, and is not considered to detrimentally impact the visual amenity of the area."

The client, a main contractor by trade, will be managing the construction himself under a Building Notice and completing the works alongside his existing projects. We look forward to sharing the completed build in due course.
